As a Flex customer, you’re able to use Flex to pay rent during the monthly rent window. Once the window closes, your rent can no longer be submitted through Flex and if you didn’t use Flex in time, you’ll need to pay that month’s rent directly to your property. Rent payment submissions will resume when the next month's window opens.
Important note: Flex works even on holidays, such as January 1st, so your rent won’t be delayed if a holiday falls during this time.
When the rent window opens
Each month, the rent window opens around the time your property posts your rent bill.
- If you live at an integrated property, your rent bill is typically posted between the last day of the previous month and the first few days of the new month. Flex automatically starts checking for your bill during this time and receives it once it’s available.
- If you live at a non-integrated property, Flex isn’t connected to your rent portal, so we can’t see when your rent bill is posted. To help you stay on track, we open the rent process 3 days before the end of the month, so you can start submitting your rent as early as then.
When the rent window closes
There are two key deadlines within this window:
1st payment cut-off (3:00 PM ET on the 5th)
To use Flex to submit your rent, your 1st payment must be completed by 3:00 PM ET on the 5th of each month. Here's how it works:
- If autopay is turned on, Flex will automatically attempt to process your 1st payment during the rent cycle window.
- If autopay is turned off or for non-integrated properties, Flex will not charge your 1st payment automatically. You’ll need to manually make the payment in the Flex app.
Regardless of your autopay settings or property type, this payment must be made no later than 3:00 PM ET on the 5th. This allows Flex a two-hour window to process your payment and submit your rent before the final cut-off.
Rent submission cut-off (5:00 PM ET on the 5th)
Rent can be submitted by or through Flex up until 5:00 PM ET on the 5th of each month. After this time, the rent window closes for the month, and no rent can be submitted through Flex until the next month’s rent window begins.
Timing matters
If you do not complete your 1st payment by the 3:00 PM ET deadline, Flex will be unable to submit your rent for that month. In this situation, you will need to pay your rent directly to your property in full, outside of Flex.
It’s important to make your 1st payment early enough to align with your property’s rent due date to avoid any potential late fees. For example:
- If you make your 1st payment on January 3rd, the earliest Flex can submit your January rent is January 3rd.
- If you make your 1st payment on January 1st, Flex can proceed to submit your rent on January 1st.
